Boundary Survey

A boundary survey is used to determine property lines and define true property corners of a parcel of land described in a deed. It also indicates the extent of any easements or encroachments and may show the limitations imposed on the property by state or local regulations. Aztec Land Surveys files an official “Corner Record” with Los Angeles County Surveyor’s office if required.

A Record of Survey is an official map that is reviewed by the County Surveyors Office and then recorded with the Los Angeles County Recorder’s Office. This map represents a survey made on the ground and delineates the deed described lines. We locate property lines and monument depending on property corners or monument witness to corners (offset from corner). Aztec Land Surveys then files the Record of Survey with Los Angeles County Surveyor’s office.

Architectural Topographic Survey

Aztec’s Architectural Topographic Surveys include locating all buildings, structures, aboveground utilities, and major trees on the property and the preparation of a map showing the elevation and location of all those items in relationship to the property’s boundary. We also locate neighbors’ walls and grades five feet past property lines where accessible. This includes curb, gutter, 1/4 street, sidewalk, elevations on 25′ grid. We supply (2) 24X36 drawings signed and stamped, provided both in PDF and AutoCAD files.

Slope Analysis

Slope stability analysis is a static or dynamic, analytical or empirical method to evaluate the stability of earth and rock-fill dams, embankments, excavated slopes, and natural slopes in soil and rock. Slope stability refers to the condition of inclined soil or rock slopes to withstand or undergo movement. We evaluate the stability of earth and rock-fill dams, embankments, inclined soil or rock slopes to withstand or undergo movement. We will make sure you meet the City of Los Angeles’ standards.

Offset Certification

To locate all structures in relationship to property lines. Does not included elevations. Includes up to (2) 1×2 hubs with nail for setback location.

Construction Staking

Construction Staking, also known as a Site Layout Survey, is the process of interpreting construction plans and marking the location of proposed new structures such as roads or buildings. Construction staking is performed to ensure a project is built according to engineering design plans. Aztec Land Surveys set (2) 1×2 hubs at (4) building envelope corners on 5 feet offsets unless otherwise noted. We cut, fill-to-finish floor and/or elevations on each hub. Site plans are required at time of contract.

Height Certification

After we receive the site and elevation plan drawing (required at time of contract), Aztec Land Surveys provides documentation showing that the building is within the approved height limits. We document the height of the existing, pre-construction building, to confirm how high up you can go. As always, we meet the City of Los Angeles standards.

LAND SURVEY PROCESS

Every stage of work is monitored and supervised closely by Mark Price, who is a licensed Professional Land Surveyor No. LS7764 and President of Aztec Land Surveys, Inc.

Free Quotation

The first process is to get a free quote. Aztec Land Surveys will sit down with you to gather as much information as possible, including any documentation, initial measurements, main objectives and even older survey information if it’s available. To get free estimate, you will be asked for contract information such as name, phone number, email address, site address, or Assessor ID (AIN) to provide an accurate quote.

Research Before Field Work

The second step is to research before going out on the field. We gather information like city controls, monuments in the area for working on the field, restriction, surrounding entities and more. We also acknowledge circumstances and city controls before executing the job on the site.

Field Work

We hit the field in the third step. In this stage, we use the information that we get from researching to align with the field work. We use high-tech equipment and a full staff to implement precise and accurate work.

Data Analysis Drafting in Office

The fourth process is to get work done in the office. We use a specific computer program to process data we get from the field work related to your requirements.

Finished Product to Client

The last stage of work is to have finished product as a drawing deliver to client. Afterwards, Aztec Land Surveys submits the drawing to the Los Angeles County Public Works comply to laws and regulations.
